Any occupied structure in contact with the ground can accumulate radon — and when the occupants are tenants, students, or employees, the exposure question becomes a liability and compliance question. Multifamily radon work is a sampling-design problem: which ground-contact units, how many upper-floor controls, what duration, and what documentation the lender or agency expects. For childcare centers and schools, radon results are increasingly part of licensing files and parent communication. For offices and retail, testing is usually driven by due diligence, lease negotiation, or an employee concern. In all cases the pattern is the same: test the ground-contact occupied spaces to protocol, document everything, and mitigate only the specific areas that need it — commercial mitigation is targeted, not building-wide, which keeps costs rational.

  1. Diagnostics first. Larger slabs, multiple additions, elevator pits, and mechanical rooms change how soil gas moves. Communication testing tells us how many suction points a building actually needs before anyone quotes a number.
  2. Systems that respect your building. Routing through mechanical chases, roof terminations away from air intakes, fans sized for measured airflow, and work scheduled around your tenants' hours.
  3. Verification and documentation. Post-mitigation testing on every treated area, with a closeout package formatted for lenders, licensors, insurers, and your own records.
Due diligence purchase? Radon findings are a negotiating item like any other building system. A pre-closing test costs little; discovering elevated levels after closing costs leverage.
