Radon Mitigation on Signal Mountain, TN

Signal Mountain is its own town in Hamilton County, perched on the edge of Walden Ridge northwest of Chattanooga. Getting there means a climb up the mountain, and the houses at the top look different from the ones in the valley: steep lots, rock close to the surface, and a lot of homes built into a slope with the basement open on the downhill side. All of that matters when a radon test comes back high.

We serve the mountain from Chattanooga

We do not have an office on Signal Mountain. We come up from Chattanooga, test or install, and go back down. If you want to compare how our work runs in town, our radon mitigation page describes the system we install.

An address does not tell you the number

People ask whether living on the mountain makes radon better or worse. We cannot answer that from a street name, and nobody honestly can. Two neighbors with the same floor plan can read very differently, because what matters is how the soil and rock under that one house let gas move, and how air moves through the building. The only way to know is to test the lowest livable level of your own house. Our radon testing page explains how, and our radon levels guide covers what the numbers mean.

What is different about a house on a slope

The walkout basement. One wall is below grade and the other is open to daylight. Gas can enter through the buried walls and the slab while the open side keeps leaking air out, so the house can pull gas in. A system usually has to treat the slab and the buried wall areas as a whole.

Rock near the surface. Where the ground is rock instead of soft soil, digging the suction point under a slab can be slow work. We tell you up front if we expect that, because it changes how we plan the day. Sometimes the pipe goes in at a spot other than the one a drawing would suggest.

Where the pipe can run. On a hillside house with a deck, a stone wall or a finished lower floor, the best route for a vent pipe is often on the outside wall, running above the roof line. We choose the route to be as tidy as the house allows.

Crawl spaces. Plenty of older mountain homes have a dirt crawl space under part of the house. Those are treated with a heavy plastic liner sealed to the walls, with the pipe connected under it. Our basement guide is useful if you are finishing lower space as well.

If you are buying or selling

Many mountain houses change hands with a timeline, and a high reading can feel like it puts the deal in jeopardy. It usually does not. A system can be installed inside a normal inspection window, and a retest afterward is the proof the lender and the other party want. Read our home sale radon guide for the order of events.
